However, the specific composition depends on the object.

Therefore, it is necessary to compare not the name of the service but the detailed list:

  • what is being demolished;
  • which surfaces are being restored;
  • whether pipes and electrical lines are being changed;
  • whether materials are included;
  • who is responsible for the kitchen, doors, and plumbing;
  • whether delivery, lifting, and waste removal are included;
  • whether VAT is included;
  • what will be considered the finally delivered object.

Why the apartment area does not determine the cost

Let’s imagine two hypothetical apartments of the same area.

In the first, the walls require only local repair, the electrical system is partially updated, pipes can be preserved, the bathroom is not being moved, and the existing base is suitable for new flooring.

In the second apartment, the old plaster is peeling off, the electricity is insufficient for a modern kitchen and air conditioners, plumbing connections need replacement, the bathroom is being rebuilt, and after removing the old floor, the base needs leveling.

The square footage is the same. But these are two completely different projects.

The final estimate is influenced not only by square meters:

  • the condition of walls and ceilings;
  • the depth of demolition;
  • the condition of the floor;
  • the number of wet zones;
  • the need to change communications;
  • the relocation of plumbing and electrical points;
  • the chosen coverings;
  • kitchen, windows, and doors;
  • the floor and the presence of an elevator;
  • the possibility to park and unload materials;
  • the volume of construction waste;
  • problems that could not be seen before opening the structures.

For this reason, “Timur and Co” does not publish a universal price list for major renovation. The company states that after measurement, it fixes in writing the volume, stages, deadlines, and which positions are included in the offer and which are calculated separately.

This is a commercial statement of the company, not an independent guarantee for any project. But the principle itself is important: a price without a breakdown of the work composition says little about the future result.

What is revealed only after demolition

Inspection allows assessing the general condition of the apartment but does not provide the opportunity to see everything.

“Timur and Co” directly warns on its website that the source of a leak or electrical problem is sometimes not inside the apartment but in the riser, common main, entrance system, or another part of the house. The company states that in such cases, it explains to the owner the boundaries of the work that can be performed from the apartment side.

A responsible contractor should not use any discovered crack or old pipe as an automatic reason to increase the bill. But covering an obvious problem with new tiles just to maintain the original amount is also a bad decision.

The main thing is to determine the order of actions in advance.

How additional work should be agreed upon

If a problem that was not visible during inspection is revealed after demolition, the normal sequence looks like this:

  1. Work on the specific area stops.
  2. The discovered defect is photographed.
  3. The owner is shown the actual condition.
  4. They explain the risks of continuing without correction.
  5. One or more options are offered.
  6. The impact on deadlines is clarified.

  • who buys rough materials;
  • who selects and pays for finishing materials;
  • whether delivery is included;
  • whether lifting is paid for;
  • whether VAT is included;
  • how payment is broken down by stages;
  • who is responsible for possible defects in purchased goods;
  • how changes are formalized;
  • how is the acceptance process going;
  • what is meant by warranty and what work does it cover.

The phrase “all-inclusive” without this list does not provide the owner with real protection.

Electricity: the name of the specialist is more important than the general promise

During major renovations, sockets, switches, lines for the kitchen, boiler, air conditioners, and other powerful equipment are often replaced.

But the wording “electricity included” is not enough.

In Israel, the execution and design of electrical work is associated with licensing. The Ministry of Labor publishes separate categories of permits, and the permissible scope of work depends on the level of the specialist’s license. The state database also allows you to check information about electrical license holders.

Before starting work, the client should find out:

  • who exactly performs the electrical part;
  • what type of license the specialist has;
  • whether it corresponds to the planned work;
  • who checks the system before closing the walls;
  • whether the electrical part is reflected separately in the estimate.

Do not assume that any craftsman involved in the renovation automatically has the right to perform any electrical work.

On the “Timur and Co” website, electrical tasks are described as a separate direction and as part of a comprehensive renovation. At the same time, state requirements for licensed work apply regardless of which company coordinates the project.

The kitchen should appear on the plan before it appears on the site

One of the common reasons for rework is the attempt to first conduct communications and only then choose the kitchen and equipment.

The position of the sink affects water and sewage. The dishwasher requires connection. For the oven, hob, refrigerator, hood, and work sockets, pre-determined electrical points are needed.

If these decisions are made after the completion of hidden work, part of the walls or tiles have to be reopened.

Before the start of the engineering stage, it is advisable to know at least the approximate location of:

  • the sink;
  • the dishwasher;
  • the refrigerator;
  • the oven;
  • the hob;
  • the hood;
  • the microwave;
  • the work sockets;
  • the lighting;
  • the tall cabinets.

Have you already decided where the main equipment will be located? If not, it is too early to finally close the water and electricity.

Waterproofing: what the client will not see after the renovation

After the bathroom is completed, the owner sees tiles, grout, shower system, and plumbing.

Waterproofing remains under the covering. That is why it is difficult for the client to assess this stage after the work is completed.

Before laying tiles, it is necessary to check the base, floor and wall junctions, areas around drains, pipe passages, and slopes. First, hidden plumbing work and surface preparation are carried out, then waterproofing, and only after that – cladding.

If the order is violated, the problem may not appear immediately, but after months: with moisture, delamination of the coating, or damage to the neighboring apartment.

This is one of the examples when the most important part of the renovation becomes invisible after completion.

Construction waste is not an appendix to the renovation

After dismantling, tiles, concrete, plaster, gypsum, pipes, packaging, and other waste remain.

The question “who will take all this away” is sometimes discussed after the work has already begun. By this time, bags occupy the passage, interfere with neighbors, or end up near regular garbage containers.

The Ministry of Environmental Protection classifies construction waste as a separate stream and emphasizes the need for organized collection, recycling, and direction to regulated facilities.   • who collects the waste;

Many sites publish “universal” hours when it is supposedly allowed to make noise in Haifa.

But municipal rules change. On June 2, 2026, the Haifa City Council approved an amendment to the local noise prevention law and related changes to penalty provisions. The current editions of by-laws are published on the official municipal website.

These descriptions show the difference between objects but do not allow independent assessment of quality, cost, and full technical volume. The page does not provide the area, year, detailed estimate, or full photo diary.

This is where the important boundary of proof lies: the case published by the company confirms its statement about the work performed but does not replace an independent examination of the object.

On the same page, customer reviews are posted. One of them describes the main advantage as “one contact and a clear plan.” This is an important user experience, but it is also published by the company itself and should be perceived in that context.

What should alert you even before the renovation begins

The following situations may be a reason for additional questions:

  • the final price is named only by area;
  • a large project is evaluated without inspection;
  • there is one general line in the estimate;
  • it is not specified who performs the electrical work;
  • work and materials are not separated;
  • it is unclear whether VAT is included;
  • the procedure for waste removal is not defined;
  • there is no procedure for agreeing on additional work;
  • the contractor suggests starting dismantling before approving the kitchen and technical points;
  • hidden connections are planned to be closed without inspection;
  • payment is not linked to stages;
  • the acceptance procedure is not described;
  • they promise that no hidden problems will arise for sure.

A hidden defect is not always a sign of deception. But refusing to show the problem, explain the solution, and agree on expenses is already a serious signal.

What to prepare before talking to the contractor

Before the first conversation, it is useful to gather:

  • city and district;

  • number of rooms;
  • floor;
  • information about the elevator;

  • close-ups of cracks, stains, and leaks;

Photos will help the contractor ask the right questions, but during major renovations, they should not be considered a full replacement for an inspection.

There is an inevitable information asymmetry between the apartment owner and the contractor. The client sees the future color of the walls, tiles, and furniture. The professional understands the condition of the foundations, the order of hidden works, and the consequences of technical decisions.

The most dangerous situation arises when this knowledge gap is used not for explanation, but for pressure: “you need to urgently pay extra,” “otherwise we will not continue,” “it was clear anyway.”

Therefore, the main protection for the client is not the lowest initial figure.

  • agreement on changes before execution;

For a person who has recently moved to Israel, it is difficult to simultaneously understand construction terminology, municipal rules, licenses, and documents in Hebrew.

  2. What materials does the contractor provide?
  3. Is VAT included?
  4. Who is responsible for electrical work?
  5. How are hidden communications checked?
  6. Who organizes waste removal?
  7. How are problems discovered after dismantling agreed upon?
  8. What is considered the completion of each stage?
  9. What payments are tied to the stages?
  10. How are comments documented during acceptance?
  11. What elements are not included in the project?
  12. Can all changes be received in writing?

If there are clear answers to these questions, the likelihood of a dispute decreases.

If instead of answers the client only hears “don’t worry, everything will be fine,” then that’s exactly when you should worry.

Major renovation is managing the unknown

Even an experienced master is not always able to foresee everything that is under the old tiles or inside the wall.

Therefore, a quality major renovation is not a project in which nothing unexpected is guaranteed to happen.

It is a project in which it is foreseen in advance what the parties will do when the unexpected appears.

Because the cheapest “turnkey renovation” line can turn out to be expensive if half of what is needed was not included.
